Canoe Cove is a very unique subdivision just out of the Sandpoint city limits. A narrow peninsula with one acre lots, serviced by a single road, and surrounded by backwater sloughs of Lake Pend Oreille We acquired this lot over 10 years ago, to build a speculative custom home, when the market was really ramping up. During the course of construction values rose sharply, permitting us an opportunity to market our current home, and take the equity position; of a nicer home. We lived in this house for 9 years, and as empty nesters, have since moved on.
At 3200 square feet, mostly on the main floor, this was a very comfortable home. The three car garage has a finished bonus room above. This homes exterior shell is wrapped tight and sealed, with Cedar siding and gable shingle accents. With blown in cellulose insulation, and carefully applied and sealed building paper, this envelope is tight. Heating equipment consisted of a high efficiency; “Energy Star” rated natural gas, forced air furnace. An air to air heat exchanger, provided fresh air to conditioned area, while pulling latent heat off exchanged air flow.
